Adrian Abel & Jessica Brewer talk about Property Management (2018)
AA: Hi I’m Adrian Abel from Abel Property and I want to introduce to you today to Jess. Jess is one of our Property Managers who we’re really proud to have on board. Jess, how long have you been in the industry?
JB: I’ve been in the industry for almost 8 years now.
AA: And tell me over that period of time, you would have seen a lot of changes I think. What do you find as the most profound change?
JB: I think that the most interesting change is when we’re moving away from the old style of advertising in the newspaper. Everything is done a lot more online now.
AA: Yup, and in terms of expectation of tenants?
JB: The tenants are really wanting a quick response so we need to make sure we’re really updated with the latest technology to get information back to them as quickly as possible.
AA: Do you find with the availability of online resources now, they are more knowledgeable about the industry in what’s available?
JB: Yeah, definitely. They are able to see, you know, what’s out there, what’s competition, so we really need to position properties at the best price possible.
AA: Talking about marketing for a second, what’s change in the quality of the marketing material that we might have used 8 years ago compared to today?
JB: Previously, it was just a blurb in a newspaper. Now, we’re obviously using photography. We need to make sure that we have the property in the best light possible, so you know, a good working blurb and professional photography is best.
AA: You mean, you don’t just go around with your iPhone and take black and white photographs anymore with all the washing out on the table.
JB: No, Definitely no.
AA: But it was so much fun when it was like that.
JB: It was, but we want to make sure that property looks as best as it can.
AA: Does it make a difference?
JB: Yeah, definitely. I think the properties that are looking better online are going to generate more enquiry and therefore get more people through properties.
AA: That’s really important. And why is that important for our landlords to get more enquiry?
JB: The more enquiry, the more people are going to come through at viewings and that means a shorter vacancy period.
AA: And would you say that is one of the important things for a homeowner, or an investor?
JB: Yeah, definitely. We want to make sure that they have the best thing common in lowest vacancy period they can.
AA: and the last thing that is so important to them from our perspective is what?
JB: We want to make sure that they have the best quality tenant available at the lowest vacancy period.
AA: I wanted to pick up the quality of tenant because not just about renting it to anybody at any price even if it’s a high price. Sometimes, I understand that we vet our tenants very carefully.
JB: Yeah we do. We do thorough checks on all of our tenancy applications because we want to make sure our owner have a good quality tenant in their property.
