These are the key factors that you should consider in your plans.
The demographics of buyers drive what they are looking for in a home. It’s their age, number of kids, proximity to schools, amenities and sporting facilities. But these are common factors that you should consider as you plan and start to think about who might buy your house next and if you appeal more to the broader market.
The common amenities in homes that fill the broad range of buyers is quite simple – 3 bedrooms as a minimum, an office, bathroom and main bedroom on the ground floor if you’re going 2-storeys.
The bathroom and kitchens are all kickers in a buyer’s mind and they tend to want to move in to the house that have slick bathrooms, slick kitchens as they sell properties.
People really use their homes to entertain in these days so open plan living areas with the kitchen opening onto the Al Fresco area in the nice backyard is where people spend most of their time.
The swimming pool is the common question; does it add value to the house? Well, for many buyers who do want a pool it does, but there are just as many buyers that don’t, so be careful.
At the end of the day though, it is very important that you build the house that meets your needs. No point in building the house for someone else. It is worth sitting down and going through the plans and I am happy to do that with you to just run through some of the details as there may be some minor changes that just make your property appeal to a much broader range if you ever intend on selling.
